How do I get started?

  Will my listing look just like other listings in the MLS?

Absolutely.  Your listing will look exactly the same as full-price listings with other brokers in the Atlanta real estate market.  The listing will also include all the criteria necessary to make sure buyers find your home when they search. Failure to enter correct and thorough property details in the MLS, is the number one reason listings expire with other agents.  We want to see your home SOLD!

 

Will my listing get full MLS exposure?

 Yes.  In fact, in Greater Atlanta, there are two multiple listing services.  To ensure exposure to the entire Atlanta real estate market, we are a member of bot. We want to be sure that everyone sees our client’s listings.  Your home will be in both the GAMLS and FMLS.

When does my listing expire?

With both our SMART and ULTRA-SMART Atlanta flat fee listings, your listing remains in the MLS, unless you otherwise terminate your listing. All listing agreements are 12 months in length and can be extended until your home is sold.

 

Will you come to my home for a listing appointment?

Yes.  Just like a full-service traditional listing we will come to your home to provide you a complete listing strategy.  We can even have your home in the MLS before we leave. 

 

How soon will my property be in the MLS after signing up?

Your listing will be LIVE in the MLS within 24 hours of the appointment.  Shortly after your Atlanta home will also be live in our Maximum Exposure syndicated site list. 

 

How am I charged for my SMART or ULTRA-SMART Atlanta flat fee listing?

You are charged an up-front fee for the $576 SMART Atlanta flat fee listing fee and SMART optional services.  The FMLS, transaction fee, and buyer’s agent fees are paid at close.  We accept major credit cards, personal checks, cash, or certified funds.  MLS entry will be held until a personal check has cleared.

For the ULTRA-SMART Atlanta flat fee listing, all fees are paid at close.

 

What if I sell the home myself?

If you find a buyer that is not represented by an agent all on your own, you will not have to pay the Southeastern closing commission for both SMART and ULTRA-SMART listings.  SMART Atlanta flat fee up-front fees are non-refundable.  We remain committed to the process and will continue to help you negotiate and coordinate a successful close. 

 

How will I know what price to list my home?

We will provide you a thoroughly researched pricing strategy at the listing appointment.  Our CMA (Comparative Market Analysis) will include past comparable sales and current competition in your neighborhood.  We will also enlist you in our Market Snapshot program that will enable you to log-in regularly for updated sale and listed property information. 

 

How much should I agree to pay a buyer’s agent?

Commissions are not an industry fixed amount.  In fact, we cannot legally arrange for and demand commission based upon brokerage collusion.  However, we can tell you that most sellers allow 3% to a buyer’s agent. You need to consider what works best for you that will still keep your property competitive in the market.

 

What will the yard sign look like?

The sign will be an attractive Southeastern Home Team  large sign with a metal frame or wood post.  Our signs were professionally designed and meant to stand out and attract buyers more than competing brokerages.  The sign will also include our buyer hotline and voice and text capture instructions.

 

Whose phone number is on the sign?

The sign includes our phone number as required by the Georgia Real Estate Commission.  For SMART Atlanta flat fee listings, the voice and text capture automatic triggers can be set to notify you if a buyer has requested additional information.  You will be able to call the buyer and follow-up.  Our Inside Sales Agents will also follow-up. 

 

Who will take calls from buyers who see the sign?

Our buyer hotline is answered 24/7 by an agent on our team.  If a buyer wants to see the home we will immediately notify you. 

 

How will my home be shown to buyers? 

 You will provide us your preferred showing instructions that will be included in the MLS print-out.  Any agents wanting to show your home should honor the showing instructions you provided.  Any buyers that call that do not have an agent can be shown the home by you or will have to use one of our agents who know your showing instructions.

 

What If I cannot be home to show my home?

If a buyer contacts our team to see your home or contacts you and you are unable to show the home, our team will make arrangements to show.  We will, of course, follow your requested showing instructions. 

 

Will you bring buyers to see my home?

Absolutely.  Our team represents buyers as well as sellers.  We have an extensive buyer network.  If your property meets the criteria of a buyer in our system, we will bring them to your property.   Our “Cash at Closing” 1% rebate program attracts a lot of buyers.

 

Can I request that my home be shown “appointment only”?

Yes.  However, we do not recommend that you do this.  Forcing agents to take another step to confirm an appointment can keep them from productivity and lessen your showings.  A better solution is to simply request a “Courtesy Call” prior to showing.  Agents will leave you a message with a projected time they will arrive to show which is generally a few hours or even a day or so away.  This way you have plenty of notice to ready the home for a showing.

 

Can I make changes to my listing? How?

You can make changes to the price, public remarks, and details at any time throughout the listing for absolutely no charge.  We ask that you email the requests to info@southeasternhometeam.com and reference the address and “request for change” in the subject line. 

 

What do I do if I need to cancel my listing?

You are not marrying us when you choose a SMART or ULTRA-SMART Atlanta flat fee listing.   You may terminate the listing at any time by sending us a request to terminate in writing by email or fax.  FMLS will charge a withdrawal fee of $25 that you will need to make payable to Southeastern Realty.

 

Can I transfer my listing?

A listing can be withdrawn and relisted with another agency at any time.  Keep in mind that transferring a listing will not increase your MLS exposure any more than you already have.  90% of Buyers and Buyer’s agents use the web to find property.  This is why we give every property maximum web exposure.

 

How long should it take to sell my home?

It is all about price, condition, and web-exposure.  If you have listed your property at a competitive price and are keeping the property in marketable condition, your home should sell at market rate. 

 

Do you provide a lockbox?

Yes.  We provide electronic SUPRA agent lockboxes for a one-time up-front rental fee of $100.  The lockboxes are essential to the showing process.  They make the property accessible to agents and keep a history of the times and agents who came to your home.  We are able to use that data to follow-up and request feedback reports.  The more feedback we gather, the more we can help you sell your home.  As a SMART Atlanta flat fee will be automatically sending you agent access and feedback reports.  The SUPRA lockboxes are also more secure than punch-key boxes.

 

Can I use the SMART Atlanta Flat Fee listing to market my Atlanta short sale, Atlanta REO or other Atlanta distressed property?

Unfortunately, due to the nature of the transaction involving an Atlanta short sale, Atlanta REO or other distressed property, these transactions are excluded from this offering. Do you provide flyers and an information box?

Yes.  For SMART Atlanta flat fee listings, we provide a FREE flyer template you can use to create and edit your own property flyer.  These easy-to-create flyers can be printed using a typical home computer and printer. So you can easily replace flyers as they are taken by potential buyers. 

 

Can I advertise my property too?

Absolutely.  In fact, the more you advertise the better.  You can place ads, post about your home to your Facebook friends, twitter, share with Linkedin connections, and notify your neighbors and community association.  There is no limit and you can include the MLS# and even the custom web-site built for your property if you chose that marketing option. 

 

Do you help me negotiate the contract process?

Yes.  Whether or not the buyer has an agent, we represent you.  So, we will be assisting you through the entire contract process.  If a buyer without an agent presents an offer to you directly, be certain to call our team to review their offer and financing before proceeding.  We will not advise the buyer.  Our job is to help you to a successful close.

 

Do you help me coordinate for closing?

 Yes.  Our Closing Coordination team is top-notch at getting you to the closing table timely and without surprises.  They help arrange inspections, walk-throughs, and make sure the buyer’s lender and closing attorney are prepared to close.  You can choose this option in our SMART Atlanta flat fee listings.  It is included in our ULTRA-SMART flat fee package.

 

Will you be at closing with me?

 Yes.  An agent from our TEAM will be at closing to represent you.  As your advocate, they are there to help with any last minute contract or closing fee issues.  This service is FREE and included in both our SMART and ULTRA-SMART Atlanta flat fee listings.
